Steven Gardner is the Founder of Franchise Concepts International and QSR Franchise Development Group. He has 30 years experience in Franchise Sales, Development, Brokerage and Commercial Real Estate. Steven has represented numerous national concepts as Franchise Development Director and—in some instances—Real Estate Director of the brand. As of 2018, he has transacted numerous Franchise Agreements including an International Master Development Deal for 150 stores in 5 GCC Countries. Steven is currently engaged with affiliates as an outsourced Franchise and Business Development Director for multiple Regional/National Retail Franchise Brands and has been directly involved in the sale of over 1000 units. His specialties include startup development programs, strategic brand consulting, marketing, public relations platforms, lead generation support, and multi unit/area development sales transactions. In addition, he supports and assists in the creation of financial business plans, projections, and sales deck presentations to Industry CFO’s, Investors, and Private Equity Firms. Steven is a 3rd generation Manhattanite and a graduate of Boston University’s School of Management. His son lives in NYC and his daughter lives in Boston. He finds every day with new brands is an exciting new experience.
Hannah is originally from Boston, Massachusetts and received her Bachelor’s degree in Fashion Merchandising from Southern New Hampshire University. After pursuing a career in Retail Management, she used her experience in customer service and sales and transitioned to real estate in 2020. Prior to joining SCALE, Hannah held the position as the Listing Manager at a Boston-based real estate firm where she managed over 150 listings annually and found her passion for real estate. Hannah also enjoys running and traveling with her family. She believes a good workout and shopping are the best forms of therapy!
EVP, Project Management + Construction
Christopher DeLuca is an experienced real estate and development expert. Having worked for M&T Bank in charge of all retail and corporate expansion as well as in his own development consulting firm, he has extensive experience in land, ground, retail, industrial/flex, and office leasing and development in the Mid-Atlantic. Over the past sixteen years Christopher has also assisted in the multi-site expansion of various retailers along the East Coast. Christopher graduated with a Finance degree from the University of Pittsburgh and has an MBA from Loyola University. He lives in Millersville with his wife and two sons.
Branding + Marketing Specialist
Jesse Wroblewski is the founder and President of digital marketing firm Generations Beyond. Over the past 20 years he has taken it from a one-man operation to one of the most successful agencies on Long Island. His attention to detail and mind for strategic planning has given him an edge that is unmatched in his field. Through Generations Beyond Jesse has worked with brands all over the world; from mom-and-pop-sized shops to world-renowned corporate entities in almost every field of business. Under his direction Generations Beyond has won several video marketing awards and has consistently stayed ahead of the curve when it comes to digital marketing trends. Formerly trained as a physical therapist, Jesse has inside experience and vast knowledge of the fitness field. He has worked with such brands as The Islanders, Green Giant, Red Mango, and HAIGuard. In his spare time Jesse is a comic book author and screenwriter that lives on Long Island with his wife who is also a writer.
Senior Account Manager
Prior to SCALE Anthony worked for McHenry Project Consultants where he gained experience in developing commercial property and an interest in Commercial Real Estate. At MPC Anthony worked on the development and construction of commercial projects across the country, including manufacturing, restaurant and hospitality, office and mixed-use parcels. These projects were managed from conception and site location through grand opening. These include developing projects for start-up companies, as well as local, national, and global clients. A few clients Anthony has represented include Breethe/Abiomed, JBG Smith, CANA Development, Colmont Restaurant Group, Doner Bros, Vida Taco Bar, and Hip City Veg. Anthony also has years of experience managing health and wellness facilities for multiple government agencies in Washington, DC. Including the White House Athletic Center, Securities and Exchange Commission and the Department of Justice. Anthony enjoys building relationships and understanding each client’s operational needs. Anthony was Born in Watertown, NY, received a Bachelor of Science degree from Ithaca College and has lived in the DC and Baltimore area since. He currently resides in Maryland with his wife and two children and enjoys spending time with his family at various sporting events and enjoying the outdoors.
Real Estate Manager
Elise Assaf was born and raised in Toronto, Ontario, Canada and moved to Philadelphia, PA in June 2019 with her family. She comes from a commercial real estate background spanning over several years with a focus on retail leasing, and brings skills acquired throughout her career that make her uniquely suited to serve her clients, inclusive of Tenants, Landlords, Buyers & Sellers. She started her real estate career at Cushman & Wakefield where she was given the opportunity to focus on the niche area of franchise development for the Retail and Franchise Services Department. She then moved to SRS’s Toronto Retail Team, where she would shift her focus exclusively on tenant representation and retail leasing. In this role, she worked with an array of tenant’s including but not limited to Spirit Halloween, Cacao 70, BATL, Burger King and World Gym. Elise Assaf currently resides in Cherry Hill, NJ and holds Real Estate License in both New Jersey, USA & Toronto, ON, Canada. She spends her free time with family & friends, cooking, working out & continuously immersing herself in the real estate industry via education, market knowledge, understanding of global & local trends and attending real estate events and conventions.

Dylan attended Penn State University where he received a Bachelor of Science degree in Economics. He recognized early on the rapid growth and expansion of communities, housing, and businesses around him, and knew he wanted to be an integral part of real estate and development. During college, he completed internships in residential and commercial real estate and development, where he began to hone his skills and knowledge relevant to real estate in NYC. Upon graduation, he immediately relocated to New York. Furthering his growth, he joined Tower Brokerage in 2019. He focused on both tenant and landlord representation in the NYC market. Dylan has assisted numerous Tenants in the hospitality industry such as Wendy’s, Zazzy’s Pizza, Davidovich Bakery and Ama Raw Bar. Dylan shares with his team members a deep appreciation for helping brands execute a real estate strategy throughout the country. He is dedicated to put his education and experience to work for SCALE’s clients to find the solutions they need to successfully operate.
Director of Operations
Jennifer brings over 10 years of experience as a Senior Market Analyst in which she assisted in executing numerous retail real estate expansion strategies nationwide through in-depth market research. By reviewing consumer trends with client performance, she helped reveal the common links between their most successful stores, and then target the most profitable markets for future growth. She is truly passionate about real estate on all levels: understanding a client’s needs, researching new concepts, and exploring new markets. Clients she has worked with include Drybar, Travis Mathew, Salt Life, Roche Bobois, Planet Fitness, Rent the Runway, Lacoste, and Steve Madden. Jennifer graduated Magna Cum Laude from Molloy College with B.S. in Accounting. Prior to entering the Real Estate industry, she was a Senior Accountant at Tequila Avión and a Financial Analyst in Citi’s Global Wealth Management department. She is also a member of the International Council of Shopping Centers (ICSC). Jennifer currently resides in Queens, NY with her two dogs, Missy & Rebel. She enjoys cooking, the beach, and working out at OrangeTheory Fitness.
Eden Blair is a seasoned operations and marketing expert with over 15 years of experience building business partnerships, managing start-up projects, and leading cross-functional teams. Most recently, Eden has worked as the Director of Marketing for Redemption Fitness in Las Vegas, where she directed all aspects of brand development, marketing, customer experience, and social media. She has also worked with TruFusion as an Operations Manager, where she oversaw studio openings, created training programs, managed marketing activities, and successfully designed operational systems. Prior to these roles, Eden has worked in operations management and business development in several other sectors, giving her a wide breadth of knowledge in developing and implementing successful organizational processes. Eden attended an accelerated program at Moore College of Art and enjoys using her creativity to provide innovative, customer-centric solutions. Eden currently resides in Pittsburgh, PA, where she maintains an active lifestyle. She has a fondness for yoga and Pilates, as well as skiing and rowing crew. She also enjoys traveling and seeks out new art museums and exhibits wherever she goes.

Kyle serves as Co-Founder and Managing Principal for SCALE Franchise Solutions. In this role overseeing the National Accounts team, Kyle is actively involved in the day-to-day operation and function for dozens of SCALE’s Clients. While leading the team, Kyle had signed hundreds of leases amounting to over $100mm in deal value in over 40 states. Utilizing SCALE’s future-first mindset, Kyle is always seeking new ways to enhance SCALE’s national platform in keeping with the data driven real estate site selection and analysis model. Through our AI-based platforms, SCALE is now a full end-to-end solution for any franchisor with any need. Kyle currently resides in Rockville Centre, NY with his wife, Lauren, and have 3 amazing children together (Graelyn, Everett, and Harrison.)
